Epsom Garage Conversion, Epsom, Surrey: our nearest finished project to Ashtead

Why Choose Grand Innovations in Ashtead?

House building in Ashtead took off after the railway between Epsom and Leatherhead opened in 1859 and the Ashtead Park estate was broken up in the 1880s, with the fastest growth between the wars. The KT21 postcode runs from The Village, the historic core on The Street, to Lower Ashtead near the station, Ashtead Park to the east and Ashtead Common to the north-west. The Ashtead Neighbourhood Plan describes buildings from original timber-framed cottages to 1930s estates and large Edwardian houses, across ten council character areas, and notes a large number of bungalows.

Extension work is constant here, the Neighbourhood Plan says, especially on bungalows, which grow in all directions. Rear, side and roof extensions each follow their own planning route. The 1930s estate houses and larger Edwardian houses can take rear extensions and loft conversions too. Ashtead sits where the chalk of the North Downs dips beneath the London Clay, and because clay shrinks and swells, foundations are designed for each plot. Refitting a kitchen rarely touches planning, while a garage conversion is often a building regulations matter rather than a planning one.

The Neighbourhood Plan describes three conservation areas: Edwardian properties in part of Woodfield Lane, a group of houses in Dene Road, and Ashtead House with its garden and neighbouring properties. More than 40 listed buildings, three of them Grade II*, are mostly around Ashtead Park and along Rectory Lane. Mole Valley names Article 4 controls only in parts of the Dorking, Brockham and Leatherhead conservation areas, none in Ashtead. The village is bounded on all sides by Green Belt. Householder designs follow the Ashtead Design Code and the Design Guidance for House Extensions SPD, both from 2025, alongside the Neighbourhood Plan made in May 2017. From 1 April 2027, applications here go to the new East Surrey Council, with Mole Valley District Council keeping the service until then. For every address, the planning route is pinned down before design.

You receive a free, itemised Cost Proposal before anything else. Everything after that, from the first drawings and the planning application to building regulations and completion, sits with one design-and-build team. Three weeks before the start date we take a 10% deposit; from then on, billing is weekly and covers completed work you have signed off.
