Because a kit price covers the timber shell and very little else. A mass-produced cabin has no engineered foundations, minimal or no insulation, no vapour control, no certified electrical supply and a bare interior, and the planning and Building Regulations position is left with you. Yes. We visit properties you are considering buying, spend an hour on site, and follow up with a written budget document within 72 hours. It is designed to happen before an offer or before exchange, while the numbers can still change what you do. You do not need to own the property, and you do not need to be committed to buying it.
A survey establishes the condition of the building and flags defects. It does not tell you what putting those things right would cost, or whether the layout you have in mind is achievable. We do the second half: a builder's assessment of your plans and what they would cost to deliver. The two are complementary, and we recommend commissioning a survey as well.
It depends on where the property is and how the week is running, but we understand that buying works to somebody else's timetable. Tell us your deadline when you enquire and we will tell you honestly whether we can meet it. We can usually arrange the visit alongside a second viewing.
Floor plans for the property, which are normally available from the sales listing or the selling agent. Anything else you have is useful too: an existing survey, planning history, or drawings from a previous scheme. Yes. If you buy the property and appoint us to carry out the work, the full consultation fee is credited against the cost of the build. It is applied to your first weekly valuation and shown on it, so you can see it come off. In effect, if we end up doing the job, the advice was free.
