Planning your extension

In a conservation area with an Article 4 direction, such as Charlotteville and Warren Road or Onslow Village, an extension that fronts a highway or open space can need permission even if it would otherwise be Permitted Development. The Residential Extensions and Alterations SPD, adopted on 25 September 2018, sets out the council's design expectations. The Thames Basin Heaths SPA zones of 400m and 5km apply to net new homes, so an ordinary extension is not normally affected. Applications made from 1 April 2027 are decided by West Surrey Council. On site, expect 10 to 14 weeks for a single-storey rear extension and 16 to 24 weeks for a double-storey or wrap-around design.

The brief was one bright, sociable kitchen-diner in place of a dark rear elevation, with the extension, kitchen, glazing, tiling, decoration and garden handled by a single team rather than a chain of separate trades.

What we built

We designed and built the project in-house: the extension structure, a full roof lantern at the centre of the new room, bifold doors onto a newly landscaped patio and a complete kitchen installation, carried by one team from first drawings to final decoration.
