House Extensions in Cobham.
Cobham houses tend to sit on generous plots, and that changes the decision. On a tight suburban site, the plot largely dictates what an extension can be. Here there is usually room for several different approaches, and the choice between a single-storey rear extension, a wraparound or a double-storey addition is a genuine one, with real differences in cost, disruption and how the finished house feels.

Specialist focus in Cobham.
We find it is best made in the house rather than on paper. The way the existing rooms connect, where the light comes from, how the kitchen relates to the garden and whether the family needs another bedroom or a larger living space all point towards one form more than another. On our first visit we walk through the options with you, explain what each involves structurally, and tell you plainly which we think suits the house.
As a premium design-and-build company we take on a limited number of projects at a time, so that every one gets the attention it deserves. If you are planning work on your Cobham home, we would love to hear about it.

What we deliver in Cobham.
- 01
Single-Storey Rear
The most common starting point, and often the right one. A rear extension with a lantern roof or rooflights and wide glazed doors turns a separate kitchen and dining room into one space that opens onto the garden, with the least structural work of any option.
- 02
Wraparound
Extending across the back and down the side at once. On detached houses with space to the side, a wraparound can bring light into the middle of the plan and create a utility, boot room or study alongside the main living space. It involves more structural steelwork at the corner, which needs designing carefully from the outset.
- 03
Double-Storey
Adding a bedroom, en-suite or dressing room above the new ground-floor space. The additional floor area is often more economical than building on one level, because the foundations and roof serve two floors, but the design has to respect the existing roofline and the neighbouring properties.

Green Belt, Flood Risk & Planning
Much of the land around Cobham is Green Belt, where the scale of additions relative to the original house may be closely considered, and parts of the area near the River Mole carry flood risk that can affect floor levels and what an application needs to include. We check both for your address with Elmbridge Borough Council before design begins.

Greenwich Rear Extension & Kitchen
The Challenge
Opening the rear of a 1930s semi into one room meant removing a load-bearing wall between the existing kitchen and the new extension, on a site where a narrow side passage was the only route for materials in and spoil out. The new ground-floor shower room also had to be formed within the existing rear lobby, well away from the original layout's plumbing.
Our Solution
The structural opening was formed with a steel beam cased into a shallow flush bulkhead that follows the line of the removed wall, keeping the ceiling clean and the sightline from kitchen to garden completely open. Deliveries were sequenced in small daily loads through the side passage to keep the neighbouring boundary clear, and services for the new shower room were routed within the extension's floor build-up so no boxing-in was needed in the finished rooms.

“The attention to detail and absolute financial transparency provided by Grand Innovations completely redefined our expectations of what a home renovation could be. High standard of work, the extension is beautiful and has added so much value onto our home. Really appreciated the weekly billing, rather than a big amount upfront.”
