House Extensions in Richmond.
In Richmond, the planning context usually shapes an extension before anything else does. A large part of the London Borough of Richmond upon Thames is covered by conservation areas, the borough has many listed buildings, and much of its Georgian, Victorian and Edwardian housing sits on streets where the council looks closely at how new work relates to the old. That does not rule out a substantial rear extension, but it does mean the design has to be right on paper before an application is made.

Our focus in Richmond.
In practice that comes down to a few things: an extension that reads as subordinate to the original house, materials that match or deliberately complement it, glazing and roof forms that suit the period, and drawings that explain those choices clearly. We design with those points in mind from the first sketch, handle the application and any listed building consent, and manage building control and party wall matters through to completion. For riverside properties in Richmond, Twickenham and Kew, flood risk is part of the same early check.
As a design-and-build company we take on a limited number of projects at a time, so that every one gets the attention it deserves. If you are planning work on your Richmond home, we would like to hear about it.

What we deliver in Richmond.
- 01
Conservation-Area Design
Councils generally expect extensions in conservation areas to be subordinate to the original building and to preserve or enhance the character of the area. We design the size, roof form and glazing with that test in mind, and where a site is sensitive we may recommend seeking pre-application advice first.
- 02
Matching Brick, Roofs and Joinery
Many Victorian houses in the area are built in London stock brick with slate roofs. Where an extension is meant to match, we source bricks and roofing to suit and agree the mortar and bond; where a contrasting modern addition is proposed, we make the case for it in the application.
- 03
Listed Buildings
Most alterations to a listed building, inside or out, need listed building consent as well as any planning permission. We have worked under listed building consent on a Grade II listed property in Putney, and we plan the drawings, materials and sequence of works around that process from the start.

Riverside Flood Risk
Properties near the Thames in Richmond, Twickenham, Kew and elsewhere in the borough may sit in areas at risk of flooding. Where that applies, an application may need a flood risk assessment, and floor levels and materials may need to reflect it. We check the position for your address early.

Greenwich Rear Extension & Kitchen
The Challenge
Opening the rear of a 1930s semi into one room meant removing a load-bearing wall between the existing kitchen and the new extension, on a site where a narrow side passage was the only route for materials in and spoil out. The new ground-floor shower room also had to be formed within the existing rear lobby, well away from the original layout's plumbing.
Our Solution
The structural opening was formed with a steel beam cased into a shallow flush bulkhead that follows the line of the removed wall, keeping the ceiling clean and the sightline from kitchen to garden completely open. Deliveries were sequenced in small daily loads through the side passage to keep the neighbouring boundary clear, and services for the new shower room were routed within the extension's floor build-up so no boxing-in was needed in the finished rooms.

“The attention to detail and absolute financial transparency provided by Grand Innovations completely redefined our expectations of what a home renovation could be. High standard of work, the extension is beautiful and has added so much value onto our home. Really appreciated the weekly billing, rather than a big amount upfront.”
