Side-Return Extensions
Infilling the strip beside the rear addition, usually with a steel beam to open the existing flank wall and a glazed roof or rooflights along the new section. The result is a kitchen-diner the full width of the house, with daylight reaching the middle of the plan.

Wraparound Extensions
Extending along the side return and across the back of the house at the same time, forming an L-shaped addition. It gives more floor area than a side return alone and more design freedom at the garden end, but involves more structural work at the corner and often a planning application.

Party Walls on Both Sides
A terrace has neighbours on both sides, and new foundations or a wall on the boundary can bring both within the Party Wall etc. Act 1996. We identify which notices are needed, serve them early and keep both neighbours informed, so the process does not hold up the start.

Access, Parking and Deliveries
Where there is no side access, we protect the hall and route materials and spoil through the house in planned, small loads. On streets with parking controls, skips, scaffolding and parking bay suspensions may need licences or permits, which we arrange in advance with the relevant authority.

Greenwich Rear Extension & Kitchen
The Challenge
Opening the rear of a 1930s semi into one room meant removing a load-bearing wall between the existing kitchen and the new extension, on a site where a narrow side passage was the only route for materials in and spoil out. The new ground-floor shower room also had to be formed within the existing rear lobby, well away from the original layout's plumbing.
Our Solution
The structural opening was formed with a steel beam cased into a shallow flush bulkhead that follows the line of the removed wall, keeping the ceiling clean and the sightline from kitchen to garden completely open. Deliveries were sequenced in small daily loads through the side passage to keep the neighbouring boundary clear, and services for the new shower room were routed within the extension's floor build-up so no boxing-in was needed in the finished rooms.
