House Extensions in Esher.
Many Esher homeowners who want more space have already used the easy part of the plot. The garage has been built, a single-storey rear extension may already exist, and the garden is too valuable to give up. In those houses the most useful direction is often upwards: a second storey over an existing single-storey structure, or a double-storey addition that adds bedrooms as well as living space.

Specialist focus in Esher.
Building over something that already exists is a different undertaking from building from the ground. The first question is always whether the structure below was designed to carry another floor, and very often it was not. Older single-storey extensions and garages are frequently built on shallower foundations and lighter walls than the main house. We establish what the existing structure will carry, with a structural engineer, before any design work begins, because the answer decides what is possible.
As a premium design-and-build company we take on a limited number of projects at a time, so that every one gets the attention it deserves. If you are planning work on your Esher home, we would love to hear about it.

What we deliver in Esher.
- 01
Over-Structure Extensions
A room built above an existing garage or single-storey extension. Where the foundations and walls are adequate, this is one of the most efficient ways to add a bedroom, because much of the ground floor already exists. Where they are not, the structure is strengthened or rebuilt, and we tell you which before anything is drawn.
- 02
Double-Storey Additions
Extending on both floors at once, typically to add a larger kitchen and living space below and a bedroom and en-suite above. Sharing the foundations and roof between two floors usually makes the additional space more economical than building on one level.
- 03
Rear & Kitchen Extensions
Where the plot allows it, a single-storey rear extension remains the most direct way to create an open kitchen, dining and living space. We design the structural opening, glazing and roof together so the new room reads as part of the house rather than an addition to it.

Neighbours, Conservation & Planning
Upper-floor extensions affect neighbouring windows and gardens more than ground-floor work, and parts of Esher are within conservation areas where design is closely considered. Permission is more often needed for two-storey work than single-storey. We confirm the position with Elmbridge Borough Council and identify any party wall matters early.

Greenwich Rear Extension & Kitchen
The Challenge
Opening the rear of a 1930s semi into one room meant removing a load-bearing wall between the existing kitchen and the new extension, on a site where a narrow side passage was the only route for materials in and spoil out. The new ground-floor shower room also had to be formed within the existing rear lobby, well away from the original layout's plumbing.
Our Solution
The structural opening was formed with a steel beam cased into a shallow flush bulkhead that follows the line of the removed wall, keeping the ceiling clean and the sightline from kitchen to garden completely open. Deliveries were sequenced in small daily loads through the side passage to keep the neighbouring boundary clear, and services for the new shower room were routed within the extension's floor build-up so no boxing-in was needed in the finished rooms.

“The attention to detail and absolute financial transparency provided by Grand Innovations completely redefined our expectations of what a home renovation could be. High standard of work, the extension is beautiful and has added so much value onto our home. Really appreciated the weekly billing, rather than a big amount upfront.”
