House Extensions in Weybridge.

Weybridge is a short distance from our base in New Haw, and extending a house here usually starts with questions that have nothing to do with the design. Is the house on a private estate with its own rules? Are the mature trees in the garden protected? Is the plot close enough to the Thames or the Wey for flood risk to matter? Any of these can change what an extension can be, and it is far better to know the answers before drawings are commissioned than after.

Our focus in Weybridge.

The housing itself is unusually varied for one town: substantial detached houses on private estates such as St George's Hill, Victorian and Edwardian villas nearer the centre, and 1930s and post-war semis around Brooklands and Oatlands. On the larger plots, a rear or wraparound extension has to hold its own against the existing architecture. On the semis, the brief is more often a full-width kitchen extension. In both cases we check the constraints first, then design the extension that suits the house.

As a design-and-build company we take on a limited number of projects at a time, so that every one gets the attention it deserves. If you are planning work on your Weybridge home, we would like to hear about it.

Expertise & Standards

What we deliver in Weybridge.

  • 01

    Private Estates and Covenants

Private estates such as St George's Hill can have their own covenants, estate rules or residents' association requirements, which sit alongside planning rather than replacing it. They may cover design, working hours and contractor access. We ask for the relevant documents early and plan the build around them.

  • 02

    Mature Trees and Foundations

Many Weybridge gardens have large, established trees, and some are protected by Tree Preservation Orders or by conservation area status. Trees affect both what the council will accept and how the extension is built, because roots near the new structure can, depending on the soil, call for deeper or specially designed foundations.

  • 03

Flood Risk Near the Thames and Wey

Parts of Weybridge near the two rivers are in areas at risk of flooding. Where that applies, a planning application may need a flood risk assessment, and floor levels and materials may need to reflect it. We check the flood position for your address at the first visit.

  • 04

    Rear and Wraparound Extensions

Once the constraints are known, the design follows the house. On detached homes, a rear or wraparound extension with a lantern roof and wide glazing is the common brief; on semis, a full-width kitchen extension. We manage the application with Elmbridge Borough Council and the building control process throughout.

Greenwich Rear Extension & Kitchen

The Challenge

Opening the rear of a 1930s semi into one room meant removing a load-bearing wall between the existing kitchen and the new extension, on a site where a narrow side passage was the only route for materials in and spoil out. The new ground-floor shower room also had to be formed within the existing rear lobby, well away from the original layout's plumbing.

Our Solution

The structural opening was formed with a steel beam cased into a shallow flush bulkhead that follows the line of the removed wall, keeping the ceiling clean and the sightline from kitchen to garden completely open. Deliveries were sequenced in small daily loads through the side passage to keep the neighbouring boundary clear, and services for the new shower room were routed within the extension's floor build-up so no boxing-in was needed in the finished rooms.

The attention to detail and absolute financial transparency provided by Grand Innovations completely redefined our expectations of what a home renovation could be. High standard of work, the extension is beautiful and has added so much value onto our home. Really appreciated the weekly billing, rather than a big amount upfront.
