Why Choose Grand Innovations in New Malden?
New Malden's station opened in 1846, and the six Groves came first, a planned estate of roads laid out in the 1850s by the National Freehold Land Society. Presburg Road followed with Queen Anne Revival houses built between 1903 and 1908. The Kingston bypass of 1927 then lifted the population from 20,000 in 1928 to 25,000 in 1931. Old Malden is predominantly 1930s semi-detached houses with cohesive details, laid out as planned estates, and most of Worcester Park was built up with housing in the 1920s and 1930s. The town is in KT3, and KT4 covers Worcester Park.
In The Groves and on Presburg Road, houses sit in conservation areas, so an extension or any change to the front of a house is designed with the area's character in mind. On Old Malden's 1930s semis and Worcester Park's interwar houses, space can usually be found at the back and in the roof, through a single-storey rear extension and a loft conversion, and a garage, if the house has one, can be turned into a room. Building a single-storey rear extension usually takes 10 to 14 weeks, while converting a double garage, or one that needs structural work, takes 5 to 8 weeks.
The Royal Borough of Kingston upon Thames is the local planning authority, though parts of New Malden fall in the London Borough of Merton and parts of Worcester Park in the London Borough of Sutton. The council lists four conservation areas here under its New and Old Malden advisory committee: The Groves, Presburg Road, Old Malden (St John's) and Old Malden (Plough Green). Kingston has no Article 4 direction removing householder rights, but Sutton, which covers part of Worcester Park, has a 1984 direction removing roof-alteration rights from certain properties that its page does not list. Metropolitan Open Land follows the Beverley Brook from Kingston Vale through New Malden to Motspur Park. For each house, we confirm the council and the planning route before design starts.
Planning applications and building regulations are handled for you by the same team that designs and builds the project, from first drawings to completion. Nothing is charged for the itemised Cost Proposal that starts the process. If you go ahead, the deposit of 10% is due three weeks before the start date, and the remainder is billed each week against completed, signed-off work.
