House Extensions in Epsom.

Much of Epsom and Ewell was built between the wars, and the 1930s semi is one of the most common houses here. The layout is familiar: a front room, a back room, and a small kitchen at the rear, often with a side passage or a garage alongside. The kitchen is usually the problem. It is too narrow for a table, it is cut off from the garden, and the wall between it and the dining room often carries part of the floor above.

Our focus in Epsom.

A single-storey rear extension, with that wall replaced by a steel beam, is the most common answer, and it produces one kitchen, dining and family room across the back of the house. Our Greenwich rear extension, which you can see on our projects page, is exactly this kind of house and this kind of extension. The other answer, where there is an attached garage, is to convert it or build beside it, and on some plots that gives more for less disruption. We have converted a garage in Epsom itself, so we can talk through both routes with real examples before you choose.

As a design-and-build company we take on a limited number of projects at a time, so that every one gets the attention it deserves. If you are planning work on your Epsom home, we would like to hear about it.

What we deliver in Epsom.

    Rear Kitchen Extensions

A single-storey extension across the back of the house, with the wall between kitchen and dining room replaced by an engineer-designed steel. Rooflights or a lantern bring daylight into the middle of the plan, and wide glazed doors open the new room to the garden.

The Garage: Convert, Extend Beside or Build Over

Many Epsom semis have an attached garage or a side passage. Converting the garage adds a room using the existing structure, usually with only a small footing for the infilled door opening; building a side extension in its place, or a storey above it, adds more space but more structural work. Which suits your house usually depends on the existing foundations.

    Building Around a Lived-In House

Most Epsom families stay at home during the build. We build and weatherproof the extension shell before the rear wall is opened, keep a temporary kitchen running for as long as possible, and tell you in advance which weeks will be the most disruptive.

    Planning with Epsom and Ewell

Some single-storey rear extensions fall within permitted development, and a prior approval route, in which the council notifies neighbours, can apply to some larger ones. Parts of the borough are conservation areas and its edges are Green Belt. We confirm the position with Epsom and Ewell Borough Council before design begins.

Greenwich Rear Extension & Kitchen

The Challenge

Opening the rear of a 1930s semi into one room meant removing a load-bearing wall between the existing kitchen and the new extension, on a site where a narrow side passage was the only route for materials in and spoil out. The new ground-floor shower room also had to be formed within the existing rear lobby, well away from the original layout's plumbing.

Our Solution

The structural opening was formed with a steel beam cased into a shallow flush bulkhead that follows the line of the removed wall, keeping the ceiling clean and the sightline from kitchen to garden completely open. Deliveries were sequenced in small daily loads through the side passage to keep the neighbouring boundary clear, and services for the new shower room were routed within the extension's floor build-up so no boxing-in was needed in the finished rooms.

The attention to detail and absolute financial transparency provided by Grand Innovations completely redefined our expectations of what a home renovation could be. High standard of work, the extension is beautiful and has added so much value onto our home. Really appreciated the weekly billing, rather than a big amount upfront.
