House Extensions in Sutton.
Housing in Sutton covers a wide span of dates. The High Street and the central area are mostly Victorian, 1930s styles including art deco and moderne appear too, and the London County Council built the St Helier estate between 1928 and 1936, with the part outside Merton lying in Sutton and Carshalton. In Cheam, 38.2% of homes are detached and 23% semi-detached, which can leave room at the side as well as the rear. Sutton Garden Suburb, begun between 1912 and 1914 to Frederick Cavendish Pearson's plans, has controls of its own.

Our focus in Sutton.
Any application goes to the London Borough of Sutton, whose Design of Residential Extensions SPD, adopted on 9 October 2006, suggests rear extensions of no more than 2.7 metres for terraced houses and up to 3 metres, at most 3.5 metres, for semi-detached houses. In Sutton Garden Suburb, an Article 4 direction confirmed in 2007 means extensions, roof alterations, porches and other external changes need permission, and a 1984 direction does the same for extensions, dormer windows and other roof alterations on certain properties across the borough. Green Belt makes up 13.8% of the borough, in Cuddington to the south-west and Woodcote to the south. The council's rules for your address are checked before the design is drawn, and the work is set out in a free, itemised Cost Proposal.
As a design-and-build company we take on a limited number of projects at a time, so that every one gets the attention it deserves. If you are planning work on your Sutton home, we would like to hear about it.

Greenwich Rear Extension & Kitchen
The Challenge
Opening the rear of a 1930s semi into one room meant removing a load-bearing wall between the existing kitchen and the new extension, on a site where a narrow side passage was the only route for materials in and spoil out. The new ground-floor shower room also had to be formed within the existing rear lobby, well away from the original layout's plumbing.
Our Solution
The structural opening was formed with a steel beam cased into a shallow flush bulkhead that follows the line of the removed wall, keeping the ceiling clean and the sightline from kitchen to garden completely open. Deliveries were sequenced in small daily loads through the side passage to keep the neighbouring boundary clear, and services for the new shower room were routed within the extension's floor build-up so no boxing-in was needed in the finished rooms.

“The attention to detail and absolute financial transparency provided by Grand Innovations completely redefined our expectations of what a home renovation could be. High standard of work, the extension is beautiful and has added so much value onto our home. Really appreciated the weekly billing, rather than a big amount upfront.”
